There are some who will tell you that you need a mold inspection multiple times a year and others who say it is rarely necessary. As is the case with most things, the reality is often in between the two extremes. While someone with serious respiratory conditions may want to have a mold inspection done more often, generally speaking you can get by with one every year or two unless you have noticed a sign that mold has activated and is quickly expanding a colony in your home.

How to Determine if You Need a Mold Inspection

The other reality is that every home has mold. Mold spores are all around us, albeit in an inactive stage that poses no harm to most individuals. It is when the spores are activated by ideal conditions that the problem begins. Here are a few indications that you can watch for that will tell you that perhaps a mold inspection is a good idea:

  • Visual Confirmation– It may seem silly to mention that if you see mold you need a mold inspection, but that is because you may not know what species you have and if there could be additional mold hidden beyond what is visible. DIY mold removal is not advised unless you are experienced and know the safety protocols related to all types of mold.
  • Increase in Colds, Allergies, Flu, Etc.- If your family is experiencing more illnesses than usual, it could be mold to blame. However, it is important to note that not all people are sensitive to mold spores, so not having this issue does not mean you don’t have mold.
  • Detection of Odors- Most mold species have a tell-tale odor that you may or may not notice. If a mold colony grows rapidly or has reached a significant size, you may notice it. However, if it is still small or is growing slowly, your senses may just take the chance in odor in stride and not notice it – coined as being “nose blind” when a gradual change goes unnoticed.
  • Recent Water Damage– If you recently experienced anything from mild to major water or flood damage, a mold inspection is a wise idea even after water removal has been accomplished.
